Leasing & Tenant Onboarding

Maintenance & Repairs
To maintain property value and ensure cost transparency, we categorize maintenance as follows:
Minor Maintenance Reserve: A $500 reserve per building ($100 per unit for portfolios exceeding 10 units) ensures prompt handling of routine repairs.
Maintenance Requests:
Under $500: We manage the issue directly, dispatching a vendor and reflecting costs on your monthly statement with an attached invoice.
Over $500: We consult with you to discuss solutions and determine the best course of action.
Resident-Caused Damage: If tenant negligence results in damage (e.g., blocked drains due to improper use), repair costs are billed directly to the tenant.
